Manton Trails Terms and Conditions


CANCELLATIONS:  When you reserve a unit, you will be charged 50% at the time of booking for that unit. We are then holding the unit for you, while turning down other potential Guests. If you cancel the reservation AND we are able to re-rent the unit, you will be refunded the difference less a $150.00 administration fee.  If we are not able to re-rent the unit; you agree to a full forfeiture of all moneys received.

PAYMENTS:, LLC's rental properties can be secured by check or money order.   A payment equal to 50% of the total is required at the time of booking to reserve a unit.  Upon receipt of your payment,, LLC will send you a confirmation e-mail. Final payment is due 90 days prior to your arrival.  Checks will need to arrive in our office 90 days prior to arrival or the given credit card will be charged for the remaining amount due. 

TRASH:  No trash service is provided.  Guests are responsible for removing all trash from their unit and placing it in the outside dumpster.  No trash containers are permitted outside the unit doors.  All trash must be placed in dumpster. 

LINENS & TOWELS:  The appropriate number of towels will be provided with each unit.  Fresh linens are provided at the time of your arrival.  Most vacation rentals do have laundry facilities available.  Public laundry is available at Laundry Tyme, 102 Blue Star Hwy, Suite #104, Douglas, MI 49406.  For housekeeping service at rental properties, including Saugatuck Harbor House, please see the Housekeeping section of this document.

DAMAGES: Management will charge a discretionary fee for any damages that occur to the unit or surrounding property during the time of your visit, which fee will be charged to the credit card used to reserve the unit.

PROPERTY RULES: No towels or other objects hanging from front porch railings. Parking permits will be issued to all Guests.  Excessive noise is prohibited. Fireworks are prohibited.

GRILLS:  No personal grills, hibachis, etc. may be brought to or used on any of the properties.  Any provided grills must be cleaned after each use or you will be subject to a $150 cleaning fee.

TRAILERS: Boat and Travel trailers, motor homes, ATV's, Dune Buggies and tents are not permitted.

ILLEGAL SUBSTANCES: Use of illegal substances is prohibited. In addition, smoking synthetic cannabis, medical marijuana, SPICE, K2 or incense is prohibited indoors and outdoors at any of the properties.  Violators will be asked to leave without refund.

OCCUPANCY:  Accommodations and amenities may only be used by the number of adults and children specified in the unit description on the website. 

CHECK-IN:  Check-in time is 5:00 PM.

CHECK-OUT:  Check-out time is prior to 11:00 AM.  Please respect this, as we need to prepare the unit for the next guest.  Late check-outs will be charged $100.00 for each hour after 11:00 AM.  There is no need to visit, LLC upon check-out, simply leave your key in the unit or if occupying a unit with a key pad, just lock the front door and turn off AC and lights as you depart.  Empty your trash into outside dumpsters.

PARKING:  All vehicles must display a valid parking permit.  Parking is limited and may not exceed one vehicle per unit without permission.

PETS:  We understand pets can be considered part of the family, however; our properties and insurance have a strict NO PETS policy.  Violators will be asked to leave without refund.

SMOKING:  All units are 100% non-smoking. A $250.00 smoking fine is enforced and will be charged to the credit card given at the time the reservation was made if this provision is violated.  If you need to smoke, please smoke outdoors.  In addition, smoking synthetic cannabis, medical marijuana, SPICE, K2, or incense is prohibited indoors and outdoors.  Violators will be asked to leave without refund.  

HOUSEKEEPING:  Daily housekeeping is available for an additional charge. Complimentary daily housekeeping is provided at Saugatuck Harbor Inn Bed & Breakfast, but not when it is rented as an entire house, Saugatuck Harbor Inn House.

LICENSE TO USE UNIT:  This agreement is not a lease but a license, and the Guest’s status is that of a licensee, not a tenant.  No property or possessory interest in the unit is being conveyed by this license, rather the Guest is acquiring a license to temporarily occupy and use the unit, subject to all applicable unit rules and regulations., LLC reserves the right to terminate this license at any time. 

RIGHT OF ENTRY:, LLC or its authorized agents may need to enter the unit for the purpose of inspection or maintenance., LLC retains a key to each unit for this purpose.  Our best efforts will be made to prevent any inconvenience or disruption of your vacation.

RESPONSIBILITY:  Prices, property and other specifications are subject to change without notice.  In the event that a reserved unit becomes unavailable or uninhabitable due to circumstances beyond our control, every effort will be made to obtain alternative property accommodations.  We are not responsible for acts of God, power, cable television and air conditioning interruptions, repair and maintenance delays, etc . . . .  Your patience and understanding is appreciated.
